Planning Your Conversion
We partner with a number of experienced architects and structural engineers to take care of the whole planning and design process so you have the perfect loft conversion, and do not need to research this part of the build yourself. Once those plans are drawn up and our teams have made sure that your build works within the parameters of your permitted development (or planning permission), we begin the build. Loft conversions typically take 6-12 weeks, depending on the type of conversion and the finishes required. When working with Avian, you will receive a detailed schedule so you know when to expect completion.
Our process means that you have plenty of time to make changes to the plans or to ask questions before work starts; when you have accepted the quote, we provide a specification of work, payment schedule, and contract for you to look over before building commences. We always have a pre-start meeting around a week before the start date to answer any questions and to sign the paperwork.
London Loft Conversions
London’s architecture often means that loft conversions require party wall agreements. Party wall agreements essentially inform your neighbours that you are having building work carried out on a shared wall – this agreement works to safeguard both parties in case of damage. The costs for the party wall surveyor and serving the agreement are your responsibility as it is your work being carried out. If you get on well with your neighbours you may prefer to discuss it over coffee and sign the agreement then, rather than communicating via third parties.
If your neighbour contests the agreement, it could take a few months to get the agreement in place.
Loft conversions in London can often be completed as permitted developments, but it’s essential that you have the correct permissions for your build. We have been working in London for over 10 years, so our team have an excellent understanding of the requirements for different types of loft conversions. If your house is not listed, and you are not in a conservation area, you can usually have Velux or Dormer loft conversions added to your home as permitted developments.
Mansard loft conversions do offer far more room within the space, but usually require planning permission. Our team will ensure that you have the permission you require before commencing the build, or can work with your preferred architect to complete the initial stages of the process.
